Nightingale pays Extell $28M for Midtown leasehold Ground lease at 20 East 46th reportedly has 27 years left

Simon Singer and Elie Schwartz’s Nightingale Group acqui上海贵族宝贝论坛 上海贵族宝贝red the ground lease for a 15-story Midtown office building from Extell Development, according to property records filed with the city Tuesday.

The firm paid $27.7 million for the leasehold at 20 East 46th Street, records show. The lease reportedly had 27 years left when Extell sol上海千花网 爱上海同城对对碰d it to Nightingale.

Extell paid $17.4 million for the ground lease in 2006 from George Comfort Sons. Extell first put the leasehold on the market back in 2012, asking $25 million for the property.

Representatives for Nightingale and Extell didn’t immediately respond to requests for comment.

The land is owned by the estate of Sol Goldman via Solil Management Corporation, which manages the assets of the late real estate mogul.

The 87,000-square-foot building, located between Madison and Fifth avenues, is largely leased to medical office tenants. It’s unclear how much of the building is occupied.

Overall, Midtown asking rents increased 2.3 percent to $78.42 per foot during the first three months of 2016, according to Cushman Wak爱上海同城 爱上海efield. Class A rents also grew 2.3 percent to $83.54 per foot. The Midtown vacancy rate was 9.3 percent.

The deal at 20 East上海夜网 阿爱上海同城 46th is about a dozen blocks south of Nightingale’s debut Manhattan purchase. 

Founded in 2005, the Midtown-based firm partnered with Friedland Properties last year to buy a $76 million operating lease at 645 Madison Avenue from TF Cornerstone. At the time,爱上海龙凤419桑拿 上海龙凤论坛sh1f the 157,000-square-foot building had about 36,000 square feet of vacant retail space.

The governor-turned-developer filed a lawsuit in State Supreme Court in Manhattan on Friday against Russian native Svetlana Travis aka Andreevna Zakharova, the New York Times reported. Travis told police in February that Spitzer choked her in a room at The Plaza Hotel, an accusation she later retracted before flying back to Russia.

According to the lawsuit, Spitzer had agreed to pay Travis an undisclosed amount of money to prevent her from publicly revealing purported details of their interactions that she thought would embarrass Mr. Spitzer and his children.” After the February incident, howe上海千花网龙凤论坛 上海千花社区ver, she allegedly demanded more money and trips to Paris, and threatened to ruin Spitzer s life if he didn t comply.

The lawsuit seeks only $1 in damages but also other relief as may be appropriate.

Travis was evicted from her Upper East Side apartment in February after neighbors complained that she was running an escort service out of her apartment.

WATCH: Here s what New York City is doing about rising sea levels Following President Trump’s withdrawal from the Paris accord, The Real Deal looks at what the city is doing to address the effects of climate change

This week, President Trump officially announced the United States withdrawal from the Paris accord, an agreement made by leaders from nearly 200 countries around the world to reduce greenhouse gas emissions. For the U.S., this meant a 阿爱上海同城 阿拉爱上海同城pledge to reach a 26 to 28 percent reduction in carbon emissions by 2025.

Thou上海龙凤论坛 新上海贵族宝贝论坛gh Trump said he would “begin negotiations to re-enter either the Paris accord or a really entirely new transaction [sic] on terms that are fair to the United States,” he offered nothing further on what these talks might look like.

The overarching goal of the Paris accord is to prevent global average temperatures from rising 2 degrees Celsius (or 3.6 degrees Fahrenheit)  a target that would help to curb the effects of climate change. This includes dramatic changes in weather patterns, increased likelihood of future global food and water crises and a drastic rise in sea levels.

For New York City, the latter of those effects is most concerning, particularly since in 2012, Superstorm Sandy demonstrated the havoc nature can wreak. According to current projections, sea levels could 上海龙凤论坛sh1f 上海龙凤论坛rise 30 inches by 2050 and at least six feet by the year 2100.

As a result, the city’s 100-year floodplain areas that have a 1 percent chance of flooding in any given year could grow to 72 square miles, up from 50 square miles today.

Sandy caused flooding in more than 88,000 buildings in the city. Private landlords suffered more t新爱上海同城对对碰论坛 上海同城对对碰交友社区han $8.5 billion in property damage, while damages sustained by the local government came out to roughly $4.5 billion.

Today, at least 71,500 buildings valued at more than $100 billion stand in high-risk flood zones. Some of the city’s biggest upcoming projects fall in current or future flood zones, including Hudson Yards, the Brooklyn Navy Yard and the World Trade Center complex.

In light of this, The Real Deal spoke to a number of scientists, academics, industry-insiders and city workers to break down the challenges New York faces and what’s being done to address them.

“Many people say ‘what’s the big deal, six feet?’” said Klaus Jacob, a geophysicist who worked on the New York City Panel for Climate Change. “Well, if you start off with six feet higher sea上海贵族宝贝论坛 上海贵族宝贝-level and then put storms on top of it, you don’t need a big Sandy to flood the subways.”

Though Jacob is more alarmist than most, the consensus is that action needs to be taken sooner rather than later. Chris Ward, chief executive of the Metro New York unit of AECOM, pointed out that every study on the effects climate change describes a shorter time-frame than the last.

A New Jersey-based consulting firm is suing the real estate arm of USAA, claiming it s owed fees on $110 million it helped secure for the financial services firm from South Korean investors.

Confido Advisors, headed by CEO John Rodriguez, is seeking no less than $3 million in damages, according to a lawsuit the company filed in New York State Supreme Court last month. Representatives for US阿爱上海同城 阿拉爱上海同城AA could not be immediately reached for comment.

The firm claims it signed an agreement with USAA Real Estate Company to act as its exclusive agent to make introductions to real estate investors in South Korea, where it had years of experience securing commitments for “U.S. private equity funds, hedge funds and other U.S. investment vehicles” through a network of more than 2,000 contacts.

“During the term of the consulting agreement Confido introduced [USAA or its affiliates] to approximately 100 prospects, of which about 15 have since made a capital commitment to a USAA investment vehicle,” the complaint read. “In total, capital commitments made by prospects that Confido introduced to USAA or its funds amounted to approximately $600 million.”

The two sides had agreed that Confido would earn a reduced fee if an investor the firm introduced to USAA during the term of the exclusive agreement made a commitment after the agreement expired in December 2015, according to the lawsuit.

As that deadline came approaching, Confido submitted the names of several investors to USAA that it wanted included on a list of companies it would receive the reduced fee on. Confido said two of those investors, including the Korean Fisheries Pension Fund and Seoul National University, eventually made $40 million worth of commitments to USAA, which excluded them from the list.

Other investors made the list but USAA never paid Confido the fees, including Korea Post, which made a $70 mill爱上海 爱上海同城手机版ion commitment, Con阿爱上海同城 阿拉爱上海同城f上海贵族宝贝 上海千花网龙凤论坛ido claims.

The specific deals Confido’s contacts invested in were not disclosed, but USAA Real Estate has been active in New York.

The company partnered with Madison Realty Capital last year to buy the 16-story Buchanan rental building at 160 East 48th Street for $270 million.

In 2015 it teamed up with Waterman Interests to buy a pair of Garment District buildings for $118 million.

Carlyle Group mulls space at One Vanderbilt Firm is considering four floors in the tower

The firm is the latest tenant to consider taking space at the 1.7 million-square-foot office tower, the New York Post reported. Management consult阿爱上海同城 阿拉爱上海同城ing firm McKinsey Co. is also reportedly looking at 250,000 square feet at the project.

Germany’s DZ Bank and DVB Bank recently inked a lease for 35,500 squar爱上海龙凤419桑拿 上海龙凤论坛sh1fe feet on the 26th floor. The bank was t上海贵族宝贝论坛 上海贵族宝贝he first office tenant to sign on to the building since TD Bank, which inked a long-term lease as One Vanderbilt s anchor tenant in 2014.

The number of extended-stay luxury hotel rooms are on the rise increasing 34 percent over the past five years and occupancy rates are coming back higher than typical rooms at an encouraging 77 percent, according to the Wall Street Journal.

Though guests pay a premium for their hotel accommodations at least a couple thousand dollars more than a comparable apartment, many guests say the convenience of hassle-free 爱上海同城 爱上海living in a hotel is the best option as they look for a permanent home or decide their next moves, personal or career-wise.

California’s painful year of deadly and property-devastating fires reared its head once again amid strong winds and Indian Summer tempe爱上海同城 爱上海ratures. And homeowners should brace for even more non-renewals of their policies, according to one insurance research data firm.

The Woolsey Fire, blazing along the Los Angeles and Ventura County border, led officials to evacuate the entire town of Malibu. In the Sierra Nevada foothills in Northern California, the Camp Fire has killed at least 29 people and “incinerated” the town of Paradise, where a blaze had grown to nearly 110 miles and was burning “completely out of control,” according to the Associated Press.

Two fires have scorched nearly 100,000 acres in Ventura and Los Angeles County. At one point Friday the fire was estimated to be moving at 44 acres per minute, or one football field every two seconds, according to weather.com.

The fires affected some of the wealthier enclaves around Los Angeles, including Hidden Hills, where residents were forced to evacuate, including Kim Kardashian West and Kanye West.

Flames also caused the closure of the Los Angeles Zoo in the Griffith Park area, and the evacuation of its animals, before firefighters had mostly contained the fire.

For homeowners, the fires are likely to exacerbate an already-complicated insurance situation. Maxime Rieman-Croll, head of insurance research at data firm ValuePenguin, said she doesn’t expect homeowners rates to spike immediately, given that companies are required to get any hikes approved by the California Department of Insurance. But she does expect an increase in “non-renewals,” which occurs when companies choose to stop a homeowners coverage.

Some insurers are also choosing to stop renewing coverage for homes that aren’t even in high-r上海贵族宝贝交流区 上海贵族宝贝论坛isk areas, but are near potentially flammable wildlife, like a brush, she added.

Two weeks ago, a Washington D.C.-based patent lawyer filed a trademark request for a client she s had for the better part of a decade. It was routine for Allison Strickland Ricketts: The attorney had done this at least 94 times for the Delaware-registered holding company since 2011.

But this trademark filing was more expansive than usual the company s listed goods and services included co-working services, household linens, educational services, apartment rentals and even restaurant services. The final section of the filing listed dating apps, babysitting services and pet day care.

That same day, the business world awoke to the news that WeWork was no longer calling itself WeWork. Now named the We Company, the $47 billion startup was no longer bound by a moniker that many critics said showed its true face an old-school office-leasing company that masquera爱上海龙凤419桑拿 上海龙凤论坛sh1fded as a tech firm.

To paint a clearer picture of the We Company s evolving marketing strategy as it hurtles toward a likely public offering, The Real Deal analyzed every brand and business it has filed with the United States Patent and Trademark Office. The We Company declined to comment for this article.

In the beginning, there was WeWork

In 2009, a pitch deck created by CEO Adam Neumann and fellow co-founder Miguel McKelvey imagined a WeWork ecosystem that would create a platforms for all aspects of life. For members of the “We” community, there would be a WeBank, to provide exclusive financial services and loans. Its members could retreat to a WeSleep, a boutique European-style hotel for members, and WeLive, for We residents hoping to live a block from the beach.

For some respite, the WeSail would be available to anyone in need of a Caribbean yacht cruise. And for the more charitable members, they could donate to WeGive+ to support disaster relief and human rights causes.

From that pitch deck, only WeSleep was ever trademarked though Neumann has said he plans to launch WeBank. Other endeavors over the years have been listed as abandoned with the trademark office, such as “Peoplehood,” which was slated as a retail store to provide “general consumer merchandise,” and “The Tribe School,” an elementary school in Tribeca designed by Bjarke Ingels.

It wasn’t until 2014 that WeWork’s ambition beyond co-working and its now-famous avant-garde marketing was laid bare at the patent office in D.C. Between 2014 and 2015, WeWork, then valued at $1.5 billion, trademarked a slew of potential new business lines.
